How Balconies Are Actually Valued
Outdoor space has real value in Dubai, but not the same value as internal space.
Valuers and the resale market generally treat balcony area at a discount to internal area, often around half, though the ratio varies with the quality and usability of the space. A wide, shaded, usable terrace is worth considerably more than a narrow strip of balcony that holds two chairs and gets direct afternoon sun for six months of the year.
This is why BUA flatters a unit with a large balcony. Adding 300 square feet of balcony to the headline size does not add 300 square feet of value.
When you assess outdoor space, the questions that matter are whether it is usable through the summer, whether it is overlooked, and whether it is accessible from the living area rather than only from a bedroom. Square footage alone tells you none of that.
The Service Charge You Did Not Budget For
Here is the consequence most buyers miss entirely.
Service charges in Dubai are levied per square foot on the area registered for the unit. If that registered area includes your balcony, you are paying an annual service charge on outdoor space for as long as you own the property.
On a unit with a large terrace, that is a meaningful recurring cost attached to space that contributes proportionally less to value and to resale price.
Before you commit, establish exactly which area figure your service charge is calculated on, and what the charge per square foot is. Run the annual number. On a long hold it compounds into a figure worth knowing in advance.
This is also a negotiating point. In a market where buyers have choice, a high service charge on a large balcony is a legitimate reason to push on price.
Common Area and What Appears on Your Title Deed
Separately from your suite and balcony, apartment owners in Dubai hold a proportional share of the building’s common areas: lobbies, corridors, plant rooms, amenity space.
Your title deed, or your Oqood registration if the property is off-plan, records the areas associated with your unit. This is the authoritative record, not the brochure.
Read it and confirm three things. What the suite area is. What the balcony area is. Whether any common area share is recorded, and if so how it affects your service charge calculation.
Where the title deed and the marketing material disagree, the title deed governs. Buyers occasionally discover at handover that the registered area is smaller than the advertised size, which is a much harder conversation after transfer than before it.
Villas: Plot Area vs Built-Up Area
For villas and townhouses, a different pair of figures applies.
Plot area is the land. Built-up area is the constructed floor area across all levels, and it may or may not include covered parking, terraces, maid’s quarters and outbuildings depending on the developer.
Two villas with identical BUA can sit on very different plots, and the plot is often the more durable component of the value. Land does not depreciate. Built structure does.
For villas, ask for both figures and ask specifically what the BUA includes. A villa quoting a large BUA that counts covered parking and a roof terrace is not comparable to one quoting internal floor area only.
Square Metres vs Square Feet
The Dubai Land Department records areas in square metres. Marketing material is almost always in square feet.
The conversion is 1 square metre to 10.7639 square feet, so 100 square metres is approximately 1,076 square feet.
When you check your title deed against a brochure, convert carefully. A rounding difference is normal. A difference of more than a percent or two is worth asking about.
