Dubai property registration has become faster and more efficient, with the Dubai Land Department (DLD) reducing the process from several days to just minutes. This breakthrough is set to make buying property in Dubai smoother for investors and homebuyers.
Dubai Land Department Partners with Leading Developers
The DLD has signed an agreement with seven of Dubai’s top property developers, allowing them to directly use its registration system for all real estate transactions. This move will significantly increase registration capacity and enhance efficiency.
Developers in the Agreement
- Emaar Properties
- Damac
- Binghatti Properties
- Aldar Properties
- Sobha Realty
- Azizi Developments
- Danube Properties
These developers are among the largest suppliers of off-plan and ready property in Dubai. In July, Emaar led the off-plan market with a dominant 23% share, completing 2,077 transactions across multiple projects.
Off-Plan Property Market Insights
Danube Properties followed with a 6.9% share, led by its Bayz 101 project in Business Bay, which recorded 262 sales. Other best-sellers included Sportz in Dubai Sports City (155 sales) and Diamondz in JLT Embankment (94 sales). Sobha Realty secured 6.5% of the off-plan market, while Damac and Nakheel also ranked among the top developers.
Dubai’s Real Estate Supply in 2024
Dubai delivered 12,900 apartments and 3,925 villas in the first half of 2024. By year-end, an estimated 20,000 more apartments and 5,000 villas are expected to be handed over, reflecting strong market activity.
Investor Protection and Transparency
Majid Al Marri, CEO of the Real Estate Registration Sector at the DLD, said the new system will protect investor rights, streamline transactions, and ensure transparency in the real estate sector.
“We will provide training and technical support to developers, maintain high-quality transaction records, and monitor all activities to ensure accuracy,” he stated.
Better Oversight and Regulation
The DLD will enhance its supervision by tracking all property transactions processed through the new developer registration system, ensuring compliance and reliability.
