Emaar Beachfront is one of the few places in Dubai where you can walk from your apartment to the sand without getting in a car. Why Now Is a Good Time to Buy at Emaar Beachfront
Emaar Beachfront has been one of the strongest beachside markets in Dubai, so prices are high for the coast. For that reason, the current pricing stands out.
| Emaar Beachfront, January to September 2026 | Median price |
|---|---|
| One-bedroom apartment | AED 2.55 million |
| Two-bedroom apartment | AED 4.5 million |
| Three-bedroom apartment | AED 7.53 million |
| Ready apartments, per sq ft | AED 3,329 |

By comparison, our current stock starts from AED 2.5 million, below the 2026 median for a one-bedroom.
In addition, the wider trend helps buyers. The median ready apartment price eased from about AED 3,425 per sq ft in the first quarter of 2026 to about AED 3,179 in the third, a fall of around 7%. Sales also slowed from 123 in the first quarter to 78 in each of the following two, so fewer buyers are competing for each apartment.
As a result, buyers have more room to negotiate at Emaar Beachfront today than they did at the start of the year. When comparing apartments, always compare price per sq ft on the same basis, as our guide to BUA vs suite area explains.
Up to 80% Mortgage: What the Numbers Look Like
Under UAE Central Bank rules, an expat resident buying a first home worth less than AED 5 million can borrow up to 80% of its value. UAE nationals can borrow up to 85%. Because our apartments start at AED 2.5 million, they sit comfortably under that threshold.
For example, here is how an AED 2.5 million purchase could look for an eligible first-time buyer.
| Item | Amount |
|---|---|
| Purchase price | AED 2,500,000 |
| Mortgage at 80% | AED 2,000,000 |
| Minimum deposit at 20% | AED 500,000 |
| Dubai Land Department transfer fee at 4% | AED 100,000 |
| Mortgage registration at 0.25% of the loan | About AED 5,000 |
| Illustrative monthly repayment at 4% over 25 years | About AED 10,560 |
| Illustrative monthly repayment at 4.5% over 25 years | About AED 11,120 |
Overall, plan for cash of roughly 25% of the price once agency, valuation and bank fees are added. However, your actual rate depends on the bank, the product and your profile.
Who qualifies for 80%. The 80% limit applies to a first home under AED 5 million. For a second or investment property the limit is 60%, and banks often set lower limits for buyers who live outside the UAE. Lenders also cap repayments at 50% of your monthly income and loans at up to 25 years.
For this reason, we advise getting mortgage pre-approval before you view. That way you know exactly what you can borrow, and sellers also take buyers with pre-approval more seriously.
What Surrounds Emaar Beachfront
Above all, location is what you pay for here, and very few addresses in Dubai combine this much on one doorstep.
A 1.5 km residents-only beach
The centrepiece is about 1.5 km of white-sand beach that only residents can use. In other words, it is a shared private beach rather than a beach outside your own front door, but it is one of very few in central Dubai you can reach on foot from your apartment, with no public crowds. Our guide to private beachfront living in Dubai explains the different types of beach access and what each is worth.
Palm Jumeirah views
Emaar Beachfront looks directly across the water at Palm Jumeirah. Depending on the tower, floor and orientation, apartments enjoy views of the Palm’s fronds, the Arabian Gulf or the Dubai Marina skyline. View is one of the biggest drivers of price here, so it is worth seeing several options.
Marina and yacht club on the doorstep
Emaar Beachfront sits inside Dubai Harbour, home to the region’s largest marina, which can berth superyachts up to 160 metres. As a result, for anyone who owns a boat or wants to charter one for the weekend, it is a short walk rather than a drive.
Dubai Harbour Cruise Terminal
Next door, Dubai Harbour Cruise Terminal can handle two mega cruise ships at once. The cruise season runs roughly from October to April, and the visitor traffic supports the restaurants and cafés around the harbour. On busy turnaround days, however, the area is livelier, which suits some residents more than others.
Dubai Marina, JBR and Bluewaters minutes away
Equally, step off the island and you are minutes from Dubai Marina, JBR and Bluewaters, with their restaurants, shopping and Metro and tram links. Emaar Beachfront also has direct access to Sheikh Zayed Road, which is unusual for an island community.
More to come
Meanwhile, Dubai Harbour continues to grow. Skydive Dubai sits close by, and Emaar has announced Address The Bay, a 182-room five-star hotel at Emaar Beachfront due to open in 2027, which we covered in Dubai Property This Week.
Life at Emaar Beachfront
Emaar Beachfront is a gated community of 27 residential towers and more than 10,000 homes, developed by Emaar. Towers are arranged along the shoreline to make the most of the sea and Palm views, and a waterfront promenade links them to the harbour.
In addition, most towers offer resort-style pools, gyms, children’s play areas and concierge services, with several branded under Emaar’s Address name. Because a single master developer is behind every tower, the community has a consistent standard of design and management, which matters both for daily life and resale. Emaar ranked among the leading developers in our Dubai developer performance ranking, with one of the largest portfolios in the city.
Emaar Beachfront Apartments as an Investment
For tenants, the appeal is beach living close to Dubai Marina and the business districts.
However, there are two honest points to weigh. First, rents have softened over the past year as more towers have handed over, so base your yield on today’s rents rather than last year’s. Second, service charges in branded and amenity-rich towers can be higher than average, so check the charge for the specific building before you commit.
For residency, a property worth AED 2 million or more can support a UAE Golden Visa application, subject to current criteria. Therefore, our apartments from AED 2.5 million meet that threshold.
Who Emaar Beachfront Suits
It suits you if you want to walk to the beach every day, you value views and a resort lifestyle, you want a well-managed community from one of Dubai’s best-known developers, or you are a first-time buyer who wants to use up to 80% finance on a quality home.
Consider alternatives if you need a large family villa with a garden, you prefer a quiet street over a lively harbour, or you are buying purely for the highest possible rental yield, which is usually found in lower-priced areas.
