Which Towers Make Up Emaar Beachfront?
Since launch, Emaar has released the community in phases, each a pair or cluster of towers. As a result, buyers can choose between delivered buildings with a resale and rental history and newer launches still under construction.
| Status | Towers |
|---|---|
| Completed | Beach Vista, Sunrise Bay, Marina Vista, Grand Bleu Tower, Beach Isle, Palace Beach Residence, Beach Mansion |
| Newer launches | Address Residences The Bay, Beachgate by Address, Seapoint, Bayview by Address Resorts, The Bristol |

For example, Grand Bleu Tower stands out for its interiors by fashion designer Elie Saab. Among the newer launches, several towers carry hotel-branded services under the Address name, while The Bristol adds another luxury hotel brand to the island. Meanwhile, handovers for the newer towers are expected to run from late 2026 to 2029, so check the schedule for any specific building before you commit.
In addition, Emaar has announced Address The Bay, a 182-room five-star hotel due to open at Emaar Beachfront in 2027.
What Do Emaar Beachfront Prices Look Like in 2026?
Over the 12 months to 28 October 2026, Dubai Land Department recorded 392 sales of Emaar homes at Dubai Harbour, together worth AED 2.0 billion. Overall, the median price was AED 3,578 per sq ft.
| Community | Median price per sq ft |
|---|---|
| Emaar Beachfront (Emaar homes at Dubai Harbour) | AED 3,578 |
| Palm Jumeirah | AED 3,558 |
| Dubai Marina | AED 1,902 |

In other words, Emaar Beachfront now trades at Palm Jumeirah levels per sq ft, and at nearly twice the Dubai Marina median. Above all, that premium reflects the residents-only beach, the newer stock and the single master developer. For context on Emaar’s track record, the developer ranks sixth across 253 projects in our Dubai developer ranking.
When you compare listings, check that price per sq ft is measured on the same basis, because suite area and balconies are often counted differently. Our guide to BUA vs suite area explains how.
Are Emaar Beachfront Prices Better Value Ready or Off-Plan?
On price per sq ft, ready homes are the better value. Their median was AED 3,389 per sq ft, compared with AED 4,484 for off-plan, which is about 24% less.
| Ready homes, median sale price | Price |
|---|---|
| One-bedroom | AED 2.48 million |
| Two-bedroom | AED 4.33 million |
| Three-bedroom | AED 7.13 million |

However, the gap is not only about discount. Off-plan prices include newer, branded towers and payment plans spread over construction, so part of the premium is for the product and the terms. By contrast, a ready home can be lived in or let straight away, and its price is backed by registered resales in the same building.
Therefore, for most end users and yield-focused investors, ready stock is the stronger starting point today. Even so, buyers who want a branded tower or a staged payment plan may still prefer off-plan.
What Do Homes Rent For, and What Is the Yield?
Over the same 12 months, 1,504 rental contracts were registered for Emaar homes at Dubai Harbour. When measured against ready sale prices, the median rents give these gross yields.
| Home | Median annual rent | Gross yield |
|---|---|---|
| One-bedroom | AED 130,000 | 5.3% |
| Two-bedroom | AED 210,000 | 4.9% |
| Three-bedroom | AED 350,000 | 4.9% |
Source: Dubai Land Department Ejari rent contracts and transactions, 1 November 2025 to 28 October 2026. Gross yield is median rent divided by median ready sale price, before service charges.
So a one-bedroom gives the highest yield, because rents fall less steeply than prices as homes get smaller. Of course, net yields will be lower once service charges are deducted, and charges in branded, amenity-rich towers can be above the Dubai average. For a wider comparison, see our guide to Dubai rental yields in 2026.
Who Does Emaar Beachfront Suit?
In our experience, Emaar Beachfront suits three kinds of buyer.
- Families who want a beach on the doorstep without the upkeep of a villa, with pools, gyms and a gated setting in every tower.
- Investors who want a gross yield near 5% at a prime, branded address with a deep tenant pool.
- Second-home owners who want a lock-up-and-leave apartment by the sea that rents easily while they are away.
On the other hand, buyers who need a garden or a large family villa will find more choice on Palm Jumeirah or in the inland villa communities. Our guide to private beachfront living in Dubai compares the options.
Expert View From Our CEO
“At Emaar Beachfront the numbers now speak for themselves. It trades level with Palm Jumeirah per square foot, yet the ready homes sell well below the new launches, and that gap is where we see the best value for buyers today.”
