Quick Answer
Emaar Beachfront is a gated island community inside Dubai Harbour, set between Dubai Marina and Palm Jumeirah. Since the RTA’s new Dubai Harbour bridge opened in summer 2026, the drive from Sheikh Zayed Road takes about three minutes instead of twelve. There is no Metro station inside the community, but the nearest Red Line and tram stops are a short taxi ride away.
Few addresses in Dubai sit between two landmarks as well known as Dubai Marina and Palm Jumeirah. Emaar Beachfront does, and it has its own stretch of coast as well, with the Marina skyline on one side and the Palm across the water on the other.
This week we are publishing a daily series on Emaar Beachfront. First, the question every buyer asks: where exactly is it, and how easy is it to live there day to day?
Key Takeaways
- Emaar Beachfront is a gated community within Dubai Harbour, between Dubai Marina and Palm Jumeirah, developed by Emaar.

Where Is Emaar Beachfront?
Emaar Beachfront sits on reclaimed land within Dubai Harbour, off the coast between Dubai Marina and the trunk of Palm Jumeirah. It is a gated community of 27 residential towers and more than 10,000 homes, so through-traffic stays out and the streets inside belong to residents.
Dubai Harbour, meanwhile, is the wider waterfront district around it. Managed by Shamal Holding, it also includes the region’s largest yacht marina and the Dubai Harbour Cruise Terminal, and it lies between Bluewaters Island and Palm Jumeirah.
As a result, daily life there comes down to three things:
- The sea on both sides. Towers face the Arabian Gulf and the Palm on one side, and the Dubai Marina skyline on the other.
- A beach without crowds. Instead of a crowded public beach, residents share a 1.5 km private beach that the public cannot use.
- City access close by. At the same time, Dubai Media City, Dubai Internet City and Sheikh Zayed Road are all minutes away.
Before going further, a common mix-up is worth clearing up: Emaar Beachfront is not on Palm Jumeirah. Instead, it faces the Palm from across the water, which is why so many apartments enjoy Palm views.
The New Bridge That Changed the Emaar Beachfront Location
Until recently, the one question buyers raised about Emaar Beachfront was access. Getting in and out meant using local roads through the Marina and Media City area, so traffic slowed at busy times.
However, that changed in 2026. The Roads and Transport Authority built a 1,500-metre bridge, with two lanes in each direction, giving Dubai Harbour its own direct link to Sheikh Zayed Road. It starts at Interchange 5 near the American University in Dubai, then crosses King Salman bin Abdulaziz Al Saud Street and connects straight to Dubai Harbour Street.
Because it bypasses the busy local streets, the bridge can carry up to 6,000 vehicles an hour and cuts the drive from Sheikh Zayed Road to Dubai Harbour from about 12 minutes to 3, according to the RTA.
The first phase, bringing traffic from Sheikh Zayed Road into Dubai Harbour from both the Deira and Jebel Ali directions, opened on 19 June 2026. After that, the outbound links towards Al Naseem Street and King Salman bin Abdulaziz Al Saud Street followed in July, completing the project.
Why it matters: infrastructure that removes a known weakness tends to strengthen how buyers and tenants see a community. In other words, easier access is one of the simplest ways a location becomes more desirable over time.
How Long Does It Take to Get Around?
These are approximate off-peak driving times from Emaar Beachfront, based on published estimates. However, actual times vary with traffic and the time of day.
| Destination | Approximate drive |
|---|---|
| Dubai Marina and JBR | Under 10 minutes |
| Dubai Media City and Dubai Internet City | 5 to 10 minutes |
| Palm Jumeirah | 10 to 15 minutes |
| Downtown Dubai and DIFC | 20 to 25 minutes |
| Dubai International Airport (DXB) | 25 to 35 minutes |
| Al Maktoum International Airport (DWC) | 30 to 35 minutes |
For professionals working in Dubai Media City, Dubai Internet City or the Marina, the commute is short. For those in DIFC or Downtown, Sheikh Zayed Road is the direct route, and the new bridge also makes reaching it quicker.
Rail travel to Abu Dhabi is also within reach. Etihad Rail’s Dubai station at Al Yalayis connects to the Metro Red Line, as our guide to the Etihad Rail Dubai to Abu Dhabi service explains.
Is There a Metro Station at Emaar Beachfront?
No. Emaar Beachfront has no Metro station of its own, and it is better to know that before you buy rather than after.
The nearest Red Line stations, around Dubai Media City and Dubai Marina, are about 10 to 15 minutes away by taxi. Tram stops in the Media City and Mina Seyahi area are a few minutes’ drive, and several bus routes also serve the surrounding streets.
In fact, most residents drive or use taxis and ride-hailing apps, which reach every tower easily. If you plan to rely on public transport every day, Dubai Marina, with its Metro and tram stations, may suit you better. If you mainly drive, the new bridge makes Emaar Beachfront one of the easier waterfront communities to come and go from.
Between the Marina and the Palm: How It Compares
Emaar Beachfront is often weighed against its two famous neighbours. However, each has a different character, so the right one depends on how you want to live.
| Detail | Emaar Beachfront | Dubai Marina | Palm Jumeirah |
|---|---|---|---|
| Setting | Gated island community | Canal-side towers in a busy district | Man-made island of villas, apartments and hotels |
| Beach | 1.5 km residents-only beach | Public beach at nearby JBR | Private frontage for frond villas, beach access for many towers |
| Pace | Quieter, residential | Lively, with restaurants and nightlife | Resort-like, varies by area |
| Getting around | Car and taxi, direct bridge to Sheikh Zayed Road | Metro, tram and walkable streets | Mostly car, with the Palm Monorail |
| Best for | Beach living in a newer, managed community | City living with public transport | Villas and resort lifestyle |
Overall, the appeal of Emaar Beachfront is that it borrows a little from both. In short, you get beach living closer to the quiet of the Palm, while the restaurants and energy of Dubai Marina are a few minutes away. If you want to understand how different types of beach access compare, our guide to private beachfront living in Dubai explains them, and our Dubai Marina area guide covers life on the other side of the harbour.

Expert View From Our CEO
“In 40 years in real estate, I have learned that the addresses which hold their value are the ones nobody can recreate. Emaar Beachfront sits between Dubai Marina and Palm Jumeirah with its own beach, and the new bridge has removed the one concern buyers used to raise, which was getting in and out. That combination is rare.”

Who the Emaar Beachfront Location Suits
It suits you if you want to walk to the beach, you mainly drive or use taxis, you work in Dubai Media City, Internet City or the Marina, or you want a gated community that feels calmer than central Dubai.
Consider alternatives if you want to rely on the Metro every day, you prefer a lively street scene outside your front door, or you need a large villa with a garden, which Palm Jumeirah or the villa communities inland provide.
